Title Insurance on your New Mortgage Loan or Existing Mortgage Loan. Do you have title insurance and do you understand it? When purchasing a new home, please inquire about Owner’s title insurance to protect you. Also, if you inherited a house or taken ownership in a family members’ house, please check out the ownership of the property before a disaster occurs. You need to know the owners on the deed of trust…….NOT THE TAX BILL!!!
Title Insurance is meant to protect an owner's or a lender's financial interest in real property against loss due to title defects, liens or other matters. It will defend against a lawsuit attacking the title, or reimburse the insured for the actual monetary loss incurred, up to the dollar amount of insurance provided by the policy. There are two types of policies - owner and lender. Lenders require title insurance to protect their interest in the collateral of loans secured by real estate. Get your own at loan closing much cheaper for you. |
HOMESTEAD EXEMPTIONS
If you own a home most of you have the basic homestead exemption to calculate your property tax. If you take advantage of these additional benefits your property taxes will be lower thereby reducing your mortgage payment. Visit your local property tax office to check it out but there is an age (62 or 65) and income requirement, but check it out. You may be excluded from paying some taxes, possibly up to 50%. You must be a legal resident of the State.
You only have to complete a short application, prove your income by taking your most recent federal and state income taxes. You may have to bring your Social Security or Disability statement. |
